The monthly rental covers lawn mowing, flower bed care, trash service, water/sewer, driveway and front sidewalks snow removal, outside maintenance and outside insurance.

This is with the hubby working from home and the wife most of the time working from home so here all day long. Pellet cost for this past winter was $337 for over 7 months. So that’s $48 extra a month from October through April for heating. There are also baseboard heaters but we don’t even use those. We’ve added spray foam insulation in the crawl space under the first floor flooring to help with energy bills.
All floors are either wood(in downstairs bedroom), ceramic tile(in entry, bathrooms and kitchen) or ceramic tile that looks like distressed wood on the remaining floors and stairs.
All faucets, light switches, door handles and light fixtures have been upgraded.
All doors throughout have had custom raised panels added.
Roofing was installed in 2007. Siding was installed in 2003. Windows installed 2004. All windows come with 2” wood blinds. The French doors and front door have Roman shades.
Log rack with cover and approximately 6 bags of stove pellets are included. The living room recliners are available for purchase.
Front storm door has interchangeable glass for winter and screen for summer. Back door is a double French door with a sliding screen door.
Back wood deck overlooking Hatcher Lake is approx.. 10’ X 20’ stained with Super Deck from Sherwin Williams. Deck has flower beds by stairs that we installed ourselves and need to be maintained by the renter and not the association. Hook with mosquito zapper included(a different hook than the existing one will be provided). It has an underground electrical cord run to it. Hanging solar lanterns, patio décor, table/chairs, propane fire pit and BBQ not included.
All popcorn scraped off of ceilings but not down to a smooth finish. It’s a texture.
FIRST LEVEL:
ENTRY: Coat closet. Upgraded ceiling light fixtures and wall sconce.
LAUNDRY WALK-IN CLOSET: Houses the water heater which is original from when we purchased the condo in 2003. Still works great. We drain it every year. Currently has the washer/dryer combo machine which is not included with the rental of the property. Regular washer/dryer fits in there and has the appropriate 110 and 220 electrical. Storage cabinet along with wire shelving plus mop/broom, etc. rack.
DOWNSTAIRS BEDROOM: Vaulted wood ceiling. Very large closet with access to the full size instead of having the ends walled in. Closet has 4 frosted glass sliding doors. Even have an extra in case one breaks. Tigerwood flooring. Fits a king bed. Ceiling fan/light.
DOWNSTAIRS BATHROOM: Downstairs bathroom has been remodeled which includes a soaker tub with a shower attachment. No other unit has this feature. Upgraded mirror, sink faucet, light fixtures and toilet. Access to plumbing for tub. Pocket door allows access to the downstairs bedroom or for guests to use.
DINING ROOM: Upgraded ceiling light fixture. Cabinet and drawer for storage of napkins, placemats, etc. at open kitchen counter.
KITCHEN: Dishwasher and over-the-stove microwave are 3 years old. Stove/oven is about 5 years old. Refrigerator is original from when we purchased the condo in 2003. Still works great. Upgraded over-the-sink wall sconce, ceiling light fixture, faucet and industrial disposal. Cabinets were split to open up the kitchen to the dining room. One was put on the side wall. The other one was installed in the laundry walk-in closet. Lazy susan corner cabinet. Under-the-sink sliding basket. Tan laminate countertops in great shape. Tiled back splash along longest wall. Lots of cabinets for storage which are open on top to display decorative items. Under-the-stairs small pantry for trash can/extra small appliance storage, etc. Storage shelves and over-the door storage not included Over-the-door storage rack and plastic rack in pantry not included. Can hold appliances not used every day, extra food and we keep our trash can in there so it’s not out in the open. Cut-out “window” over the sink to look into the living room and out to the back yard so you don’t feel boxed in and separated from everyone/everything. Nice rustic wood bar on living room side at sink. Can house two bar stools.
LIVING ROOM: Ceiling fan. Matching light fixture was removed to put over at kitchen “window”. Vaulted ceiling. One large wall has wood slats as well as the fireplace wall. Fireplace was replaced with a wood pellet stove to be more efficient with heating during the winters but still has that fireplace look. Pellet stove has glass front so you can still enjoy the flames. Nice views of the lake and back yard. French doors to back deck.
SECOND LEVEL:
UPSTAIRS LOFT BEDROOM: This is legally called a bedroom but we use it as an office and craft area. VERY large. Can house a king size bed. Double closet. Stairwell has ceiling fan and upgraded wall sconce. Vaulted ceiling. Large built-in countertop work area that could be easily removed for either more closets or furniture placement.
UPSTAIRS BATHROOM: Upstairs bathroom has been remodeled which includes a large walk-in shower. No other units here have this feature. Upgraded mirror, faucet, toilet and light fixture. Access to upstairs spare room as well as the loft bedroom area.
UPSTAIRS SPARE ROOM: This is not legally called a bedroom. It has no closet or window. But we’ve been using it as our guest bedroom. It can house up to a queen size bed.
UPSTAIRS STORAGE ROOM: Walk-in storage room with low slanted ceilings will house your extra “stuff”. We keep a tall tool chest, shovels, rakes, portable ac, air purifier,etc. in there. Shelves in this area are not included with the sale of the condo. We also have extra things that go with the condo like paint, tile, etc. up there. Room for other things such as seasonal décor as well.
